3RD HOME is an exclusive reciprocal club for the owners of luxury second homes.

With hundreds of properties worth an average of £1.5 million each, 3RD HOME provides its members with the ability to travel the world without having to pay rental rates to do so.

By converting empty weeks into 'Keys', you get to stay at other members' homes in many highly desirable destinations for just a reservation fee of $495 (c.£300), so long as you have enough Keys in your account.

You get Keys by depositing weeks in your own property (ies) into the club for other members to use.  Members deposit time in weekly chunks and the number of Keys you receive per week depends on the value of your property.

• Between $500,000 and $1,000,000 -     1 Key
• Between $1,000,000 and $2,000,000 - 2 Keys
• Between $2,000,000 and $3,000,000 - 3 Keys
• Between $3,000,000 and $4,000,000 - 4 Keys
• $4,000,000 - 5 Keys

• 90+ Days: If you deposit your weeks 90+ days out and they are approved by 3RD HOME, you immediately get your Keys. 
  
  Last-minute: If the weeks are coming up in less than 90 days, then you only get your Keys if they are reserved by another member.
  
  Property Reservations: When you receive your Keys for your deposits, you can instantly reserve another home without having to wait for yours to be used first.  However, once a week is deposited and you have used your Keys, you need to honour that week in the knowledge than another 3RD HOME member is likely to use it.
  
  Control: You have complete control and flexibility over your own account.  You can deposit and withdraw weeks when you want. If someone contacts you and wants to rent a week you have deposited you simply log into your account and switch it out for another week.
  
  Key Benefit: If a deposited week passes and it is not reserved by another member, this is not your fault.  As you have honoured your end of the arrangement, you still get to keep and use your Keys.
  
  Costs:  The only thing the owner pays is for the end of usage cleaning in the knowledge that when you go somewhere else, the cleaning is then taken care of by that owner.  Chefs, masseuses, concierge services (if offered) are separate flexible costs that are picked up by the visiting guests.
